AUSTIN, Texas — Residential home sales increased 4.4% to 2,739 sales across the Austin-Round Rock-San Marcos MSA, according to the July 2026 Central Texas Housing Report released by Unlock MLS. In July, the median price for the MSA inched up 1.0% to $435,000, while sales dollar volume exceeded $1.6 billion, a 6.9% increase compared to July 2025. The data shows stronger buyer confidence across Central Texas, even as home prices remain relatively stable.
“We continued to see positive momentum in July’s year-over-year numbers,” Vaike O’Grady, market research advisor at Unlock MLS, said. “Deals are happening, prices are holding and buyers and sellers are finding opportunities equally. Mortgage rates remain elevated, but what sets Austin apart are the major economic investments recently announced across the region. New investment brings jobs and creates opportunities that attract people to Central Texas. Austin continues to be a place where people want to live, work and build their futures, and that demand is an important part of the long-term outlook for the housing market.”
John Crowe, 2026 Unlock MLS and ABoR president, noted that while demand is strong, addressing affordability for first-time homebuyers and homeowners must continue to be a top priority for the region.
“A healthy housing market depends on creating opportunities for Central Texans to both buy a home and remain in the communities they call home. Unlock MLS’s recent Homeowner Affordability Index broadened the affordability conversation by looking beyond the initial home purchase to the ongoing cost of homeownership in Central Texas. The Index found that every additional $100 a month in carrying costs, from rising property taxes to climbing utility rates, pushes an estimated 9,800 Central Texas households across the threshold where housing becomes a genuine financial strain. As local communities finalize their budgets, tax rates and fees for next year, we encourage elected officials to weigh the cumulative impact taxes, fees, bonds and utility rates have on households. A professional agent is skilled in helping buyers find and negotiate an affordable sales price, but rising housing costs must also be addressed to help keep homeownership attainable long after closing day.”
Crowe added that ABoR will host its annual Central Texas Housing Summit on Sept. 9, which will bring together experts from across the real estate industry, economic development community and local government to discuss the opportunities and barriers shaping the region’s future.
